A deed was registered conveying a residence and ten acres of land to a husband and wife for life, with remainder to their two children as joint tenants. Due to financial hardship, the husband lets the property fall into disrepair, cuts and sells ornamental and fruit trees, sells the house without sharing proceeds with the children, prompting an objection.

Advise on THREE rights and/or obligations of the life tenant.
