A landlord leases a residential house for five years at $5 000 per month under a lease containing a rent covenant and a forfeiture clause permitting re-entry. The tenant defaults on rent for six months following job loss. The landlord demands rent and asks the tenant to vacate, but the tenant refuses.

With reference to ONE decided case, advise the landlord on terminating the lease by notice to quit for non-payment of rent.
