In 1970, Angela Smith deeded her property to herself for life, remainder to her daughters Jeanette and Claudette as joint tenants. Jeanette died in 1973. Angela's great-grandson John, born in 1978, resided with her from infancy. Following Angela's death in 2001, Claudette served John with a notice to quit.

Advise John regarding his legal rights, if any, in the property.
